Buying at launch is a different decision from buying a nearly finished home. These are the real advantages and the points to weigh.
At launch almost every tower, floor and facing is available, so you can pick the exact home instead of what is left after the first rush.
Developers may offer construction-linked or phased payment plans at launch. Ask for the schedule in writing and compare the total outflow, not just the base rate.
Launch pricing is usually lower than the price once most inventory is sold. This is common but never guaranteed, so compare with nearby projects.
A launch gives you more time to arrange a home loan, sell an existing property or plan your finances before possession.
A RERA-registered project must declare its completion date and keep a share of buyer money in a separate account for that project's construction and land cost.
Value growth depends on location, delivery and the market. Treat any promise of returns carefully and check what is being built around the project.

3 BHK homes at Thoraipakkam on OMR start from about ₹83.5 Lakhs*, the lowest published price among the launches.
The East Tambaram and Chembarambakkam apartment launches have not published price lists. Register to receive them as soon as they are released.
